Garden City was built to be industrial, and the housing stock shows it
Garden City did not grow the way the rest of Chatham County did. It was laid out in 1939 as Industrial City Gardens, a company town meant to house the workforce for the factories and chemical plants that had just opened west of downtown Savannah, and that origin is still written into the buildings. The residential streets are ranch houses and bungalows from the 1930s through the 1970s, a lot of them in brick, concrete block, and aluminum and metal siding rather than the painted wood and stucco of the older city. Carports are common, metal roofs are common, and the houses sit on open lots with concrete drives and detached workshops. None of that is a defect - it is simply a different building stock with different needs, and it is why the right method here is not always the one a downtown Savannah guide describes.
Brick and block are durable but they hold grime in the pores, and once the Lowcountry humidity grows the green film into the texture of a concrete block wall, a rinse will not lift it - it has to be treated with chemistry and dwell time at low pressure. Aluminum and metal siding take a chalky oxide film in this climate and can be etched if hit at full force. These are older finishes that have already been through decades of weather, so the honest approach is a soft wash that matches the chemistry to the surface, tests an inconspicuous patch first, and does not trade a clean wall for a scoured one.
Port air is a different kind of dirty than beach air
The thread that ties Garden City together is the port. The Garden City Terminal of the Port of Savannah - the Georgia Ports Authority's flagship facility and one of the busiest container terminals in North America - operates around the clock just up the road, and the same rail lines, truck routes, and storage yards that feed it run through and past the town. What that means for an exterior is a mixed stain load that a purely coastal guide will not warn you about. On top of the salt air and river humidity, properties pick up diesel soot, brake dust, tire film, and the fine sand and grit that gets tracked out of container and storage yards onto the nearest streets.
Those two families of dirt behave differently and need different treatment. Organic growth - mildew, algae, the green film on shaded elevations - is killed by a cleaning solution and rinsed away.
