Local to Tybee Island, GA
Tybee Island runs along the Atlantic at the mouth of the Savannah River, where cottages, vacation rentals, and beach homes take direct salt spray on every railing, screen, roof, and wall. Sea air leaves a heavy chalky film that dulls paint, etches glass, and feeds mildew in the shade, and the constant humidity keeps porches and north walls damp and green. Keeping a Tybee exterior clean is part of protecting a serious coastal investment, especially on the older raised cottages and the rental properties that turn over all season. Frequent, gentle soft-washing is the only safe way to fight that relentless salt buildup on delicate island finishes.

What we do
Soft-wash and pressure washing for every exterior surface - homes, brick, tabby, driveways, roofs, and businesses across Savannah and Chatham County.

Low-pressure soft washing that lifts Lowcountry mildew, salt haze, and green algae from Savannah stucco, tabby, brick, and Hardie siding.

Flat-surface cleaning that pulls oak pollen, algae, and oil out of Savannah driveways, tabby walks, and Chatham County concrete.

A no-pressure roof soft wash that kills the black Gloeocapsa streaks Savannah humidity and Spanish-moss shade breed year-round.

Careful wood and paver cleaning that clears the slick mildew shaded Savannah porches, courtyards, and patios grow in the humidity.

Hand-applied brightening that strips the black oxidation striping salt air bakes onto Savannah gutter faces.

Storefronts, sidewalks, and dumpster pads along Broughton Street and River Street cleaned around your hours so Savannah customers see a sharp property.

Purified-water window cleaning that clears salt haze and pollen film from Savannah panes, tracks, and screens.

Deionized-water panel washing that lifts oak pollen, salt film, and dust so your Savannah array produces what it should.

Non-slip cleaning for Savannah pool decks, screened porches, and coping shaded by live oaks and heavy with humidity.

A full clean, re-sand, and premium sealer that locks joint sand and shields Savannah pavers from salt, weeds, and UV.
The quickest way to see why exterior work out here is not the same job it is eight miles inland is to stand at the bottom of the drive and count what is actually in front of you. A mainland Savannah property is usually a poured concrete drive, a walk, a slab patio, siding, gutters and glass. A Tybee property is more often a paver or shell drive, a run of stairs, one or more raised decks, a screened porch, an outdoor shower, hardware and railings in several different metals, and a roof that may well be metal rather than shingle.
That inventory, rather than the beach itself, is what decides which services a property genuinely needs and in what order. It is also why a single number for "a wash" tends to be the wrong shape for a house here: the work splits into the walls, the horizontal surfaces people walk on, the glass, and the roof, and those four are different methods carrying different risks. If you are working out what to book, photographs of the ground surfaces and the deck usually tell us more than a photograph of the front elevation does.
Two marks on a coastal house look broadly alike from the driveway and have nothing in common. Organic growth is green, grey or black, favours the shaded and damp elevations, and is a cleaning problem. The rust-coloured streaks running down from a light fixture, a screen frame, a gutter hanger, a deck fastener or a railing bracket are a metal problem: salt air corrodes exposed steel, and every rain carries a little of that corrosion onto the surface underneath it.
The consequence is practical. Washing the wall removes the stain, but the source is still bolted to the house, so the streak returns on its own timetable no matter how often the wall is cleaned. It is worth walking each elevation and noting which streaks have a fitting or a fastener at the top of them, because those are asking for a hardware fix rather than a cleaning schedule. We would rather tell you which is which than sell a repeat wash for something a stainless replacement part would end permanently.
Paver drives, shell, brick walks and sand-set patios behave nothing like poured concrete under a machine. The joint material between the units is part of what holds the surface together, and a narrow high-pressure fan empties those joints considerably faster than it cleans them, which is how a drive ends up looking bright and feeling loose underfoot a month later. The right approach is lower pressure through a surface tool, then replacing whatever joint material was lost, with any sealing treated as a separate decision made afterwards on its own merits.
Shell is different again. It cannot be cleaned in the ordinary sense at all, only raked, topped up and kept free of encroaching growth, so an honest answer for a shell drive is often that the money belongs somewhere else on the property. Where there is genuine poured concrete, usually a walk or an apron, it takes the same treatment it would anywhere and we handle it as ordinary flatwork.
Several things on this island are so normal here that owners forget to mention them when they ask for a quote, and they are frequently the items in the worst condition. The outdoor shower and the rinse station stay wet by design and are usually built of wood or composite in a shaded corner, which is close to ideal for growth. Screened porches have three separate things going on at once: the mesh, the frame, and the ceiling and floor behind them, and mesh has a low tolerance for pressure. Under-deck storage, stair stringers and the backs of railings collect what the front never shows.
None of that is exotic work, but it is work that has to be scoped deliberately. If it is not named in the quote it will not be in the price, and an owner who assumed the shower and the porch were included is right to feel short-changed. Tell us the fixtures, and we will tell you which ones need a different method than the walls do.
Tybee has one road on and off, and it crosses open marsh. On a high tide stacked with wind or heavy rain that road is the whole schedule, and no amount of planning on either side changes it. The practical version of that for a homeowner is simple: an island booking has less tolerance for a fixed appointment slot than a mainland one, and a morning that starts with standing water on the causeway may finish later than it otherwise would.
Two things on your side of the fence make a genuine difference. The first is water. We need a working spigot with real flow, and on rentals and second homes it is common to find one shut off at the valve, fitted with a hose lock, or simply seized. The second is parking and reach. Lanes are narrow, many lots are tight, and a truck that cannot get within hose reach of the far elevation turns a straightforward job into a staging exercise. Both are quick to check before we arrive and awkward to solve once we are there.
The exterior work that follows heavy weather is mostly unglamorous and mostly urgent in the same direction: rinse the salt off the surfaces that will hold it, clear sand and marsh debris off decks, screens and walkways before it is walked into the finish, and get the gutters running again before the next rain. Doing that promptly is ordinary maintenance and it is worth more than doing it thoroughly a month later.
What we do not do matters just as much, and we would rather be plain about it than be vague. We are an exterior cleaning contractor. We are not a damage assessor, a roofer or an engineer, and a cleaning crew is not the right trade to tell you whether a roof covering, a piling, a stair or a deck attachment came through a storm sound. If something looks structural, the right calls are to your insurer and a licensed contractor for that trade, in that order, before anyone starts cleaning the evidence off it. Anything beyond the property line, including the dunes, the crossovers and the beach itself, is managed by the public authorities and is not ours to touch.
