The lowest band of wall is a different job from the rest of the house

On an island lot the wall does not weather evenly from top to bottom, and the part that gives homeowners the most trouble is the strip closest to the ground. Rain coming off the roofline hits soil, shell, and pine straw and throws it back up against the siding, and on the low-lying lots near the creeks that soil is marsh silt rather than ordinary dirt. Silt is fine, grey, and mineral, and it works into the texture of vinyl and the grain of fiber cement instead of sitting on top of it. A rinse aimed downward from above skates over that band and leaves it looking dull against freshly cleaned siding higher up, which is the usual reason a finished wash still looks wrong from the driveway.

That strip needs to be treated deliberately, from close range and at low pressure, and it takes longer per foot than the open elevations do. It is worth asking any crew you are quoting how they intend to handle it, because a price that assumes one pass over the whole house is a price that has not accounted for it.

Crawlspaces, vents, and where the water is allowed to go

A good deal of the older island stock sits on a crawlspace with foundation vents and skirting rather than on a slab. That changes how a wash has to be run. Vents sit exactly in the band that needs the most attention, and water driven at them goes somewhere you cannot see, into insulation, ductwork, and framing that dries slowly in this humidity. The right approach is to work that area with the flow directed down and across rather than in, to keep the wand off the vent openings entirely, and to leave the skirting and any access door closed and rinsed rather than opened up and flooded. If your crawlspace already has a moisture problem, say so before the work starts, because the last thing it needs is more water introduced at grade.

A wash will show you the condition of your paint, and the order matters

On the elevations that take the most wind off the water, paint ages faster than it does on a sheltered inland wall. Once it begins to chalk, the surface gives up a fine powder when you rub it, and where the film has started to lift you will find blistering and hairline cracking along the sun-facing side. A soft wash does not cause that condition, but it does reveal it, and on paint that is already failing the wash can carry loose material away and leave the wall looking patchier afterward than it did before.

This is worth thinking about in the right order. If you are planning to repaint within the year, wash first and paint after, because a painter needs a clean, salt-free, growth-free surface for the coating to bond to and that is exactly what a soft wash provides. If you are not planning to repaint, it is fair to expect us to tell you honestly whether your paint is sound enough for a wash to make the house look better rather than merely cleaner. On a wall that is already failing, the honest answer is sometimes that a wash is not the purchase that will fix what is bothering you.

What a house wash does not fix out here

Salt corrosion on metal is the clearest example. Condenser fins, railing hardware, light fixtures, and fastener heads pit and stain from the inside out, and cleaning around them does not reverse that. We keep solution off metal that is already corroding, because it does not need any help. Rust bleeding from a fastener back onto the siding is a stain we can usually lift, but it returns as long as the fastener underneath is the one doing it, and the durable answer there is replacing the fastener, not washing the wall again.
