A Pooler house does not get dirty the way a downtown Savannah house does
Most of what is written about washing a Savannah home is really written about the older core: deep live-oak canopy, north walls that never see sun, stucco and tabby holding damp for days. Pooler is a different building stock in a different setting. It is largely subdivision construction from the 2000s onward, vinyl and fiber-cement siding, wide open lots west of the marsh with young landscaping and very little mature shade. The shade-and-mildew story that drives a Historic District wash is the weaker force out here.
What loads a Pooler wall instead is traffic and water. The neighborhoods sit inside the I-95 and I-16 corridor near the airport and the freight routes running to the port, and much of the area is still filling in with active construction. That means airborne road grit and a fine grey film settling on the elevations facing the road, plus mud and dust off nearby build-out. On top of that, nearly every one of these homes has an irrigation system running over new sod. Those two things produce stains that behave very differently, and confusing them is the single most common reason a homeowner pays for a wash and is unhappy with it.
Organic growth and mineral staining are not the same problem
A soft wash works by chemistry: a cleaning solution breaks down living growth, and the rinse carries the dead material off. That is the right tool for algae, mildew, and the green-black film, and it is why we do not blast siding at pressure. But a mineral deposit is not alive, so there is nothing for that chemistry to kill. Rust and hard-water scale sit in and on the surface as a deposit, and they need a separate treatment step, not a stronger dose of the same product or a higher-pressure pass. A crew that only carries one solution will leave a Pooler house visibly better on three walls and visibly unfinished along the bottom of the fourth.
The orange band along the bottom of the wall
If your siding has a rust-coloured stripe running the lower few feet, or fan-shaped orange arcs on one side of the house, that is almost always irrigation. Well water and some ground water in this area carries dissolved iron. A sprinkler head aimed slightly high, or one that has been knocked out of alignment by a mower, throws that water onto the siding several times a week. The water evaporates and the iron stays behind, building up in a band exactly as high as the spray reaches.
We can take that stain off. What we cannot do is stop it coming back, and we would rather say so before you book than after. If the head is not re-aimed or fitted with a deflector, the same band starts returning within a few months of watering. That is a five-minute fix with a screwdriver and it belongs to whoever maintains the system. Walk the yard while the zone is running and watch where the water actually lands. If a well feeds the irrigation and the iron content is high, an inline filter or treatment on the irrigation line is the durable answer, and that is a job for an irrigation or water-treatment company, not a pressure-washing crew.
New construction film, and when it is not yours to pay for
A recently finished house often carries a chalky haze of construction dust, mortar splatter, or overspray that has nothing to do with weathering. Before you hire anyone to remove it, check what your builder still owes you. Post-construction cleanup is frequently the builder's responsibility during the warranty period, and on a house only a few months old it is worth one phone call before you spend your own money on it. We would rather lose that job than take it from someone who could have had it done for free.
What we would tell you not to buy
If your Pooler home is two years old, sits on an interior lot with no irrigation hitting the siding, and shows no green growth on the shaded elevation, a full house wash is probably early. Look at the north and east walls and at the bottom three feet where splash-back lands. If those are clean, you are mostly looking at dust, and dust comes off in the next hard rain. A house on a corner lot facing a busy through road, or one backing onto ongoing construction, is a genuinely different case and usually does want an annual wash.
